How to get good qualified traffic to your site

Search Engines
Search engine traffic is critically important to your future internet business because of the great numbers of people that can come to your site day in and day our without any prompting. The people that visit you from a search engine are looking for you and are very receptive to your message. There are books written about Search engine optimization and submission and many people that will part much of your money from you to help raise your ranking in the engines....don't do it. Here are the keys to getting your ranking up in the search engines:

1. Make sure that your info is good or the search engines will not be impressed with your pages.

2. Figure out what keywords are important to you, probably (city) Real Estate and (city) Realtor are the best as people are searching for these keywords when looking to buy or sell. 3. Optimize each page to repeat the keywords that you want to rank high naturally. Current wisdom is that 2-3% of the words on each page should be the keyword that you want to rank high with.
4. Get relevant sites linking to you, especially high ranking Google sites. Do you know real estate related specialists such as mortgage brokers, banks?, lawyers, and if you have great contact on your site and let lots of sites to know it they will link to your great documents.
5. Submit manually to each of the top search engines, Google, MSN, Altavista, Yahoo and especially DMOZ which links to lots of other search engines

Google Adwords and Overture
What are Google Adwords and Overture? They are two competing pay for click advertising systems that put ads on the pages of some of the most popular search engines and websites in the world. You may have seen Google Adword, actually any time you do a search in google you will see a set of ads running down the right side of the page. Google adwords start at $0.05 a click (a time that someone actually clicks through to your site) and are a great way to bring in extra traffic to your site at a relatively small cost. To take advantage you can start and working with Google at www.google.com/adwords. Overture runs under the same premise and can be found at Yahoo .

Weblog
Weblogs have become very popular over the last couple of years. All that a weblog is is an online journal and although people were using them for there own personal online diaries things have changed over the last 6 months to a year with more and more companies and writers using weblogs as a vehicle to get their message out. To start a weblog you can go to blogger, or typepad or MSN Spaces. After you have setup your weblog be sure to link it to your website, this makes it so that you can keep your website static and your weblog is any current information. Now comes the harder part, what do you put into your weblog? Check around the web by searching google for Realtors and weblogs and see what you find. Realistically you can put what is happening in your areas for events as well as information on market conditions, listings personal info to make you more real to your future customers and anything else you deem interesting to people.

Newsletter
Your newsletter is one of the great cornerstones to your real estate business. Most of us have sent our newsletters over the years but now we can do it better, more focused and more often for free. Just because email is free does not mean that you should pump out junk to your clients and customers. What is needed is a very focused newsletter that is pointed to specific people eventually but in the first place to anyone that is interested in your information. The format should be as follow: 1. Introduction to you and your services. 2. What is new with you as a person not as a Realtor. 3. What is happening in the marketplace, new listings, Prices and environment. 4. Listings of yours or others in your office including a hot listing (remember you can get responses to your newsletters within minutes or hours of sending it. and finally 5. Thanks for the interest and look forward to talking to you again soon. Send newsletters monthly but make sure to send information weekly of some kind to keep your name top of mind with people thinking of buying or selling. If you are with a reputable web host you can probably input any people into a place where you can do both compose your newsletter as an email and send it individually to all of your clients. People would be horrified if the newsletter going to them also had 50, 100 or 500 people in the to: box of the email as this would just lead eventually to spam for all of the unfortunate recipients of the newsletter .

Bookmarkable Information
If you do not hook people the first time they visit your site be sure to give them a reason to come back. There are several ways to make your website bookmarkable so that people visit again, your weblog can have them come back if interesting, having mortgage rates is good, getting local real estate sales data is good. A couple things that are really good are free reports that people can download either directly or even better apply to get by email when they subscribe to your newsletter and a moving checklist as well as preparing your home for sale pages directly as pages on your site so that people sill come back when they are getting close to selling.
